TM44 Air Conditioning Inspection Sheffield
Accredited TM44 inspections for buildings with AC systems over 12kW combined output, across Sheffield and South Yorkshire. Reports issued within 10 working days.
The Energy Performance of Buildings (EPB) Regulations require a TM44 air conditioning inspection for any building with air conditioning systems whose combined effective rated output exceeds 12kW. Inspections must be carried out by an accredited energy assessor and renewed every five years. Every Property Certificate Sheffield provides TM44 inspections across Sheffield and South Yorkshire, issuing full inspection reports within 10 working days.
What is a TM44 Inspection?
The inspection covers all fixed air conditioning equipment that uses refrigerants, including:
- Split units and multi-split systems
- VRV/VRF systems — multi-split systems that distribute refrigerant across many indoor units from a single outdoor plant
- Chilled water systems
- AHUs (Air Handling Units) — large central units that condition and distribute air across a building
Who Needs a TM44 Inspection?
Any building whose air conditioning systems have a combined effective rated output of 12kW or more requires a TM44 inspection every five years. The 12kW threshold applies to the total combined output across all AC systems on the site — a building with several smaller split units can easily exceed it even if no single unit reaches the threshold.
Buildings that commonly require TM44 inspections include:
- Offices — including multi-tenancy and managed office buildings
- Hotels and hospitality venues
- Retail units and shopping centres
- Schools and educational buildings
- Hospitals and healthcare facilities
- Leisure centres, gyms, and entertainment venues
- Industrial and manufacturing premises with climate-controlled environments
If you are not certain whether your building's systems exceed the 12kW threshold, call us on 0800 170 1201 and we will advise.
Our TM44 Service
Our accredited assessors carry out thorough on-site inspections across Sheffield and South Yorkshire. The site survey is in-depth — our assessor will:
- Compile or verify an asset list of all AC systems on site — VRVs, splits, and AHUs. If a comprehensive asset list does not already exist, creating one will be part of the survey and may incur an additional charge.
- Sample and photograph the cooling plant — the external refrigeration equipment — including data plates.
- Sample and photograph all indoor units — cassettes (ceiling-mounted indoor units) or fan coils (heat-exchanger units that distribute conditioned air into a space), together with their controllers and data plates.
- Sample and photograph any AHUs that form part of the cooling system.
- Locate and review F-gas and maintenance documentation — F-gas refers to the fluorinated refrigerant gases used in AC systems; UK regulations require records of their use, top-ups, and disposal.
- Map systems to rooms — using existing floor plans to link each AC system to the spaces it serves; if no plans are available, the assessor will produce one before completing the mapping.
We recommend having a facilities manager or building manager on site during the survey to answer any questions about system locations and operations.
The written report sets out findings on inefficient plant, inappropriate user operation, major defects, opportunities to renew outdated equipment and controls, potential energy savings, and cost-effective building fabric alterations that could reduce the cooling load. Reports are lodged on the national register and delivered to you within 10 working days of the inspection.
