What is a Gas Safety Certificate?
A gas safety certificate — officially called a Gas Safety Record, and previously referred to as a CP12 — is the written record produced after an annual gas safety check by a Gas Safe registered engineer. During the inspection, our engineer checks all gas appliances at the property and assesses:

The Gas Safety Record must include the engineer's name and Gas Safe registration number, details of each appliance checked, the inspection date, any defects found, and any remedial action taken or recommended. It must be retained for at least 2 years.
Who Needs a Gas Safety Certificate?
Under the Gas Safety (Installation and Use) Regulations 1998, the following are legally required to arrange an annual gas safety check for all gas appliances and flues provided for use on their premises:
- Residential landlords — All landlords who let properties containing gas appliances, including HMO landlords. A copy of the Gas Safety Record must be provided to tenants within 28 days of the inspection, or before a new tenancy begins.
- Housing associations and local authorities — The same annual obligation applies to social housing providers as to private landlords.
- Hotels and guest houses — An annual check is required for all gas appliances used in guest accommodation, including any appliances sited away from the guest areas — such as boiler rooms or kitchen equipment.
- Colleges, boarding schools, and hostels — All gas appliances provided for students, residents, or guests must be checked annually.
Employers in general workplaces (offices, retail units, restaurants, and similar) are required under Regulation 35 to ensure that gas appliances and installation pipework are maintained in a safe condition, but no specific annual interval is prescribed in law. Annual checks by a Gas Safe registered engineer are widely recommended as the practical way to demonstrate compliance.
