Who Needs a Gas Safety Certificate?

What happens if an appliance fails the inspection?
If our engineer finds an appliance is Immediately Dangerous (ID) or At Risk (AR), they are required to disconnect it and advise on the necessary remedial work. The appliance cannot be used again until it has been repaired or replaced by a Gas Safe registered engineer. If a heating appliance is disconnected, you should arrange alternative heating for your tenants while repairs are under way.
Do I have to give the certificate to my tenants?
Yes. A copy of the Gas Safety Record must be given to existing tenants within 28 days of the inspection. For new tenancies, a copy must be provided before or on the day the tenant moves in.
What are the consequences of not having a valid certificate?
Non-compliance with the Gas Safety (Installation and Use) Regulations 1998 can result in fines of up to £6,000 per uninspected appliance, and civil penalties of up to £30,000 per offence. Residential landlords who do not hold a valid gas safety certificate cannot serve a Section 21 notice to recover possession of the property.
