The Minimum Energy Efficiency Standards require all privately rented homes in England to hold at least EPC E before they can be let. Since April 2020, landlords with F or G rated domestic properties have been unable to legally let them without a registered exemption. For non-domestic (commercial) properties, the same E rating requirement has applied to all tenancies since April 2023.
The government's Warm Homes Plan — published in January 2026 — confirmed that all private rented homes will also need to reach EPC C by 1 October 2030. With a confirmed cost cap of £10,000 and expenditure counting from 1 October 2025, landlords who plan ahead now can spread the cost, avoid a last-minute rush, and lock in compliance on today's EPC system before new metrics take effect.

What is MEES Consultancy?
A MEES Consultancy report is not the same as the recommendations section on a standard EPC. Standard EPC recommendations are auto-generated by the assessment software — they reflect national averages for similar property types, not the specific conditions recorded at your property. They show what could help, not what will achieve a given rating for your building.
Our consultancy works differently. Our energy consultants take the raw survey data from your EPC assessment — room dimensions, construction type, existing insulation, heating system details — and model multiple bespoke improvement scenarios using specialist software. Each scenario represents a different practical approach: a different combination of measures, a different cost bracket, or a different order of implementation. The report shows exactly what rating each scenario achieves and what it involves.
You can suggest specific scenarios you'd like us to model — a particular insulation type you're considering, a specific heating upgrade — or we can identify and model the most suitable options for your property. If you'd like a further scenario combining measures from two or more of the initial options, we can produce this as a follow-up at no extra charge.

EPC survey by us
We require an EPC assessment carried out by our own accredited assessors, as we need access to the full raw survey data to carry out the consultancy. If you've had an EPC done by another company, we'll need to conduct our own — we're unable to use data we haven't collected ourselves. If you need a new EPC, we can arrange it as part of the same booking.

Data review
Our energy consultants review the raw survey data from your property: construction type, existing insulation levels, heating system, room dimensions, and all measurements recorded on site.

Scenario modelling
Using specialist software, we calculate bespoke improvement scenarios based on your property. You can request specific scenarios you have in mind, or we'll identify and model the most suitable options for you. Each scenario specifies the measures involved and the EPC rating it would achieve.

Written report
You receive a clear, detailed report within 2 working days, presenting each scenario side by side so you can choose the route that best fits your property.
Pricing
