Property Certificates in Rotherham

The Metropolitan Borough of Rotherham takes in far more than the town itself — Maltby, Wath-upon-Dearne, Swinton, Dinnington and Wickersley are all part of it, spread across the Don, Rother and Dearne valleys. Selective Licensing in Rotherham

Rotherham Council has designated six areas for selective licensing, in force from 15 February 2026 until 14 February 2031: Town Centre / Eastwood / Clifton / Boston Castle, Masbrough / Kimberworth, Thurcroft, Dinnington, Brinsworth and Parkgate. If you let a home in one of them, you need a licence, and its conditions spell out your certificate duties. You must get a Gas Safety Certificate every year and send the council a copy within 14 days of the renewal date. You must also be able to give the council a declaration, on demand, that the electrics are safe — an in-date EICR is the clearest way to back that up. At the start of every tenancy, your tenant must be given all the property's safety certificates, including the EPC. The council's maps show whether your address is covered.

• A valid EPC, which lasts 10 years and must be rated E or above unless an exemption is registered.
• An EICR, renewed at least every five years.
• A Gas Safety Certificate, renewed every year wherever there are gas appliances — and in a licensing area, a copy goes to the council as well.
