What is an EPC?

An Energy Performance Certificate (EPC) is an official document that rates a property's energy efficiency. Domestic properties are rated on a scale from A (most efficient) to G (least efficient). Commercial properties use an extended scale from A+ to G.

EPCs are required by law in a number of situations — including when letting or selling a property, and for new builds before occupation. Once issued, a certificate is valid for 10 years. Energy-efficiency improvements made during this period do not invalidate the certificate — there is no legal obligation to renew early — however, many property owners choose to commission a new assessment after improvements to confirm a better rating, particularly where MEES compliance is a concern.

For rental properties in England, there is also a Minimum Energy Efficiency Standard (MEES): properties must achieve at least an E rating to be legally let. Properties rated F or G cannot be marketed for rent without a registered exemption. In January 2026, the government confirmed in its Warm Homes Plan that all rental properties will be required to achieve a C rating by 1 October 2030, with implementing legislation expected in 2027.
