What is an EPC?
An Energy Performance Certificate (EPC) is an official document that rates a property's energy efficiency. Domestic properties are rated on a scale from A (most efficient) to G (least efficient). Commercial properties use an extended scale from A+ to G.
EPCs are required by law in a number of situations — including when letting or selling a property, and for new builds before occupation. Once issued, a certificate is valid for 10 years. Energy-efficiency improvements made during this period do not invalidate the certificate — there is no legal obligation to renew early — however, many property owners choose to commission a new assessment after improvements to confirm a better rating, particularly where MEES compliance is a concern.
For rental properties in England, there is also a Minimum Energy Efficiency Standard (MEES): properties must achieve at least an E rating to be legally let. Properties rated F or G cannot be marketed for rent without a registered exemption. In January 2026, the government confirmed in its Warm Homes Plan that all rental properties will be required to achieve a C rating by 1 October 2030, with implementing legislation expected in 2027.
We carry out both domestic and commercial EPC assessments across Sheffield and the surrounding region. Our accredited domestic energy assessors cover all residential property types — including houses, flats, bungalows, and HMOs — while our Non-Domestic Energy Assessors (NDEAs) handle commercial buildings of all sizes, from small offices and retail units to large industrial premises. We also offer a range of services for new build properties.
Who Needs an EPC in Sheffield?
- Landlords — An EPC is legally required before a property can be marketed for rent. Your property must achieve at least an E rating under Minimum Energy Efficiency Standards (MEES).
- Homeowners selling a property — An EPC must be in place when marketing a property for sale.
- Commercial property owners and occupiers — Commercial EPCs are required when selling or letting commercial buildings, including offices, retail units, and industrial premises.
- HMO landlords — Houses in multiple occupation require a valid EPC alongside other certificates such as an EICR and Fire Risk Assessment.
- New build developers — Domestic new builds require SAP calculations prior to Building Control sign-off, with a new build EPC issued on completion. Commercial new builds require SBEM calculations before sign-off, with a commercial EPC on completion.
Our EPC Service
Our accredited energy assessors visit your property to carry out a thorough, non-intrusive assessment. For a standard domestic property this typically takes 30–60 minutes. Commercial assessments vary depending on the size and complexity of the building — a small, straightforward property may take 30 minutes, while a large or complex building can require a full day on site. The assessor inspects all key features that affect energy efficiency, including:
- Heating system and controls
- Insulation levels (loft, walls, and floors)
- Window glazing type
- Hot water system
- Lighting
Once the assessment is complete, our technical team processes the data and your EPC is issued within 2 working days for domestic properties, or 4 working days for commercial properties. As soon as your report has been created and quality checked, we'll notify you by email that it's ready. On receipt of payment you'll receive your certificate by email. Corporate accounts with monthly billing are available for landlords and property managers with larger portfolios.
